As you enter San Juan River Ranch, you will be immediately impressed with this phenomenal setting. Pause along the bridge where it crosses the river, to enjoy the upstream view of the river rolling over the large boulders and downstream where Turkey Creek empties into the San Juan. From the bridge you look across to the 7-acre private lake and up to the rocky cliffs above the Ranch into the National Forest to the south. The Ranch has totally private access for both sides of the wild San Juan River for over a mile, to be enjoyed exclusively by the Owners and their guests. This peaceful setting with the sound of the river tumbling over the rocks and the breeze of a light wind through the trees along its banks creates an environment for a most appealing retreat. The San Juan River is easily accessed along its entire length within the Ranch by a trail system to accommodate hikers or ATV’s. Rainbow, Browns, Brooks and Cutthroats love this stretch of private river. You will not find finer private fly fishing water in the area. Just across the bridge is a small lake with aerators and water flowing in from the river and exiting back into the San Juan, providing uniquely clean and clear trout habitat. Fish of 20 inches and larger are common here. You travel across the middle meadow to the upper level of the ranch to reach the protected building envelop for Lot #1. This site offers a relatively level, wide area with outstanding views to the east, towards Indian Head and Saddle Mountain and to the north of Eagle Mountain and Pagosa Peak and the drainage of Turkey Creek. Tall Pines, Spruce and Aspen surround the site, where resident Mule Deer, Fox and Turkey are often present. The lower level of this tract crosses the private lake and deeded frontage along the San Juan River. San Juan River Ranch has its own central water system, private, well-maintained roads, underground electric, private access into the San Juan National Forest, and is an easy drive to the Town of Pagosa Springs, or up to Wolf Creek Ski Area. This is the only available tract within San Juan River Ranch, a setting that could never be duplicated anywhere in Colorado. Upstream is protected by two other private landowners as well as the Bootjack Ranch, a private recreational ranch of nearly 4,000 acres. San Juan River Ranch is only a few miles east of the small, safe and friendly Town of Pagosa Springs where you can enjoy a fine dining experience at Alley House Grill, a casual beer and meal at one of the micro-breweries or other restaurants, a relaxing soak and spa treatment at The Springs Resort, or a comfortable stroll through the downtown area. Getting here by air is easy through Durango La Plata Airport, where you have non-stop flights from Dallas, Denver, or Phoenix. If you prefer private air travel, Stevens Field, just five miles from downtown can accommodate private aircraft up to 70,000 lbs with a wonderful FBO, operated by Avjet.
